Concrete, pavers and artificial grass in Orange, CA

Orange has one of the largest historic districts in California at one end of the city and equestrian half-acre lots at the other. Almost nothing about those two jobs is the same.

Old Towne: work that has to fit

Old Towne Orange is a National Register historic district covering roughly a square mile around the Plaza, and exterior work there goes through design review. The original 1900s to 1930s concrete, including scored walkways, porch steps and alley-loaded drives, is part of what makes the district what it is. A modern gray broom finish across a Craftsman frontage looks wrong even when it is technically permitted.

We work to match: scoring patterns replicated, concrete tinted and finished to sit with what is already there, and brick or tumbled paver options where they suit the house. Many of these lots are alley-loaded with narrow drives, which means access planning matters and small equipment often beats big.

Orange Park Acres and the eastern hills

East Orange is a completely different job: large lots, horse trails, decomposed granite and sloping terrain. The work here tends toward long driveways, DG paths and turnarounds, boulder and grade work, and retaining walls that need engineering because the slopes are real. Access is generally excellent, which helps the price of large-area work considerably.

Santiago Hills and newer tracts

The newer hillside tracts bring the usual combination: HOA architectural review, compact rear yards that have to work hard, level changes handled with low walls, and clay soils that need base depth and drainage attention.

What we build in Orange

Concrete

Driveways, patios, slabs, and stamped or broom-finish flatwork, poured over a base that is graded and compacted before a single yard of concrete arrives.

Pavers

Interlocking, travertine and porcelain pavers set on a compacted aggregate base with bedding sand and edge restraint, so the surface stays flat.

Artificial grass

Pet-rated and landscape turf over a drainage base, with seams glued and nailed and infill brushed in, not rolled out over dirt.

Driveway replacement

Concrete and paver driveways built for vehicle loads, with the street approach, drainage and thickness worked out before demolition.

Walkways and patios

Side yards, entry paths, courtyards and patios: the everyday surfaces that decide how a yard actually gets used.

Retaining walls

Block, poured and veneer walls with drain rock, filter fabric and weep holes, built to the height the site and the city allow.

Orange questions

Can I replace concrete in Old Towne Orange?

Yes, with design review. Exterior work in Old Towne goes through the city's historic review, and the goal is work that fits the district: replicated scoring patterns, tinted and finished concrete, and brick or tumbled pavers where they suit the house. We plan the review time into the schedule from day one.

What works on a large Orange Park Acres lot?

Large lots in Orange Park Acres usually suit long concrete or paver driveways, decomposed granite paths and turnarounds, boulder and grade work, and retaining walls where the slope needs them. Access is usually good, which keeps large-area work efficient.

Do you handle sloped lots in east Orange?

Yes. Sloped lots usually involve retaining walls, and walls over the height threshold, or with a slope above them, need a permit and an engineered design. At the assessment we tell you which side of each threshold your project falls on. Terracing is often the better answer, visually and financially. Our permits guide explains the thresholds.
